We work with your attorney's guidance and can either stage possessions curbside for the statutory period or, once you're legally clear to dispose, complete a full trash-out and haul-off in a single visit. Every step is photographed and time-stamped for your file.

A typical post-eviction property has more than just abandoned furniture — spoiled food in refrigerators, full trash bags left inside, damaged flooring, holes in walls, and personal items in every closet. Our crews come prepared with PPE, contractor bags, dollies, mattress bags, and large-capacity trailers so we can complete most single-family cleanouts in one day. We handle biohazard-adjacent debris (rotten food, urine-soaked carpet, pest-infested items) with appropriate handling but always recommend a licensed remediation vendor when true biohazard conditions are present — we can refer one.

We coordinate directly with locksmiths for same-day rekey and with your property preservation vendor if the property needs to be secured, boarded, or winterized. Out-of-state landlords use us as their eyes and hands: send us the writ date, address, gate code, and any special instructions — we handle the rest and text you a full photo report when we leave.
