Tenant abandonment is one of the messier parts of being a landlord in Florida. The tenant is gone, but the property is full of their stuff — furniture, mattresses, clothes, kitchen contents, sometimes even pets. Florida Statute §715.104 gives landlords a specific process for handling abandoned personal property, and we work within that framework alongside your attorney's guidance.
Once you're legally clear to dispose (either because the tenant has been served the required abandonment notice or because possessions are below the statutory value threshold), we complete a full cleanout in one day for most single-family and multifamily units. That includes all abandoned interior items, refrigerator contents, garage, shed, patio, and yard debris.
A typical abandonment property has more challenges than a normal turnover: spoiled food, urine-soaked flooring from pets, pest infestation, and personal items in every closet. Our crews come prepared with PPE, mattress bags, contractor bags, and large-capacity trailers to handle it in one visit. If true biohazard conditions are present, we recommend a licensed remediation vendor first and can refer one.
We photograph before, during, and after — time-stamped and uploaded to CompanyCam so you have a permanent visual record. If the tenant later disputes disposal, you have the documentation trail. If you're filing a claim on your landlord policy, the photos support it.
